General rental conditions

1 – Preamble – The property subject to the booking is let exclusively for residential use and solely for tourist purposes, according to Art. 1 paragraph 2 lett. C), of Italian Law 431/98.

2 – Booking – The rental contract is to be considered finalised as soon as the Applicant is in possession of the “Rental confirmation” that will be sent by the agency Adria by email or post or hand delivered to the customer as soon as the agreed amount of the downpayment has been received. By paying the downpayment the customer expresses his/her acceptance of these general rental conditions.

3 – Payment – The amount of the downpayment (indicatively equal to 30% of the rental fee) is indicated in the “Rental proposal” and must be paid by the dates indicated in the proposal itself, by bank transfer, cash, money order or credit card on our website www.adriatur.it. Please indicate in the payment reference the number of the “Rental proposal” and the name of the person in whose name the booking is made.
The Agency reserves the right to refuse downpayments received after the indicated dates. The balance for the booking, together with any additional charges, must be paid on arrival in cash or by cheque or by credit/debit card.

4 – Cancellation – In case of cancellation of the holiday, the customer will not lose the deposit paid: for cancellations communicated at least 3 weeks before arrival, the customer will receive a voucher for the amount paid, valid for a booking to be made in the current or following year always in one of our facilities. However, we remind you of the possibility of insuring the deposit paid in the event of a cancellation by accessing the Allianz website at the link on the homepage of our website. For no reason will the days of early departure be deducted.

5 – Price – The rental price is indicated in the “Rental confirmation”, as well as in the price list included in the catalogue and on the website adriatur.it.

6 – Arrival – Access to the accommodation is possible between 4 pm and 8 pm on the arrival date. In the event of late arrival, please inform the Agency in good time, otherwise the apartment will be kept available for one more day, after which it may be rented to someone else. Upon arrival, for registration, identity documents must be displayed for every person staying in the apartment. To speed up the check-in process, customers are advised to fill in the sheet containing the details of the occupants of the apartment prior to arrival by accessing their booking through the “rental confirmation” email and following the instructions provided.

7 – Rules of stay – It is absolutely prohibited to host more people than the number allowed and indicated in the contract (young children are counted in the same way as adults), under penalty of termination of the contract, or at the agency’s discretion, payment of a relevant surcharge. The agency Adria is authorized to check the conditions of the apartment and the number of occupants at any time. Pets are only allowed if authorized in advance, compatibly with the regulations of each accommodation unit, in return for a deposit of € 50, which will be refunded upon departure after the apartment has been checked. In the event that any hairs, excrements, holes or damage to furnishings are discovered in the apartments and/or gardens, the deposit will be retained in addition to the request for compensation for any damage.
Electric hobs or stoves must not be used.
Please observe the communal rules on peace and quiet, especially during the afternoon and the night. Failure to comply with the above will imply immediate termination of the contract, following a simple request by the agency Adria.

8 – Equipment in the apartments – The accommodation units are provided fully furnished and with gas hobs or cookers, hot and cold water, 220 V electricity supply and kitchen accessories (crockery, cutlery, glasses, saucepans). A cover and pillow are also available for each bed. Sheets, tablecloths and towels are not included. Sheets, pillow cases and towels are available for a fee on request. Mattress covers and pillow covers cannot be used as bed linen and if they are found to be dirty the related laundry costs will be charged for. If the customer finds the apartment not to be clean on arrival or finds any damaged or broken items, he/she must inform the agency on the arrival date (or by the morning of the following day in the event of arrival after 7 pm) so that the agency can sort out the problem. After this any damaged or broken items must be paid for according to the price list. In most facilities gas is supplied through gas cylinders. Once the cylinder has run out it will be promptly replaced, exclusively at the following times: 9.00 am – 12.30 pm / 4.00 pm – 8.00 pm (summer time).

9 – Departure – By 10.00 am on the morning of the departure date, the apartment must be left tidy, clean and free from rubbish, bottles and tins, with the shelves inside cupboards clean, the dishes washed and the fridge empty and defrosted with the door open. The customer can make use of the cleaning service for a fee of € 70 and in this case is only obliged to hand over the apartment free from rubbish and with clean saucepans and dishes.
If on the departure date, after the apartment has been checked, it is considered to be dirty and messy, the € 70 cleaning fee will be charged. At the Agency’s discretion, departure may also be authorized outside office hours, but in this case the agency reserves the right to retain the deposit as per point 7 and send it back by bank transfer once the necessary checks have been performed and any amounts deducted. In the event of departure outside office hours, the agency Adria provides a box outside the office where keys can be posted.

10 – Liability of the Agency – The Agency shall not be considered liable in any way, since it only acts as an intermediary between the owner of the apartment and the Customer, for breakages, accidents, loss, theft, delays or inconvenience that may occur in the apartment. However, the Agency will help to solve any problems, notwithstanding the fact that any requests for compensation for damage are to be sent to the owner of the apartment through the agency Adria. Any documented requests for compensation must be made in person and presented in writing. For any legal disputes, the Court of Venice has exclusive jurisdiction.

11 – Data protection – According to Italian Law no. 196/2003 on the “Protection of people and other subjects in relation to the processing of personal data”, we would like to inform you that the personal data supplied to the agency Adria will be processed by the latter in compliance with such law, only and exclusively for the purposes connected with the provision of the booking service and sending catalogues.

12 – Special regulations –. In the event of the unexpected impossibility to assign the apartment booked, the Agency reserves the right to replace it with another one with similar characteristics. In that case, if the replacement apartment is more expensive, the difference in cost will be covered by the Agency itself. Any request for a particular apartment (number, floor, orientation, view, etc.) will be considered by the Agency but no guarantees can be made (unless specified in writing). Pictures of the furnishings and floor plans of the accommodation units provided in the catalogue and on the website are only indicative of the composition of the apartments and furnishings and cannot be considered binding. Any tourist tax and duties charged by the municipal administration (see tourist tax) must be considered as extras and paid on arrival.
